A huge new hotel is going to be built next to the new Nissan Stadium in Nashville, Tennessee with opening slated for 2030.

Nashville Business Journal said that the approximately 600-room hotel is not expected to be open in time for the Super Bowl in February 2030, according to a project timeline shared by Fallon Co. CEO Michael Fallon.

A groundbreaking for the hotel is expected in fall 2027 and delivery is planned for the third quarter of 2030, according to Fallon.

The new Nissan Stadium is an indoor multipurpose stadium under construction in Nashville, Tennessee (US) scheduled to open in 2027. It is to replace the existing Nissan Stadium as the home venue for the National Football League (NFL) team Tennessee Titans.

The 60,000-seat stadium is projected to cost $2.1 billion – including $1.26 billion of public money – the largest stadium subsidy in US history.

The hotel fits the wider plan for the area. The land around the stadium is slated for green space, housing, retail and hotels as part of the city’s East Bank neighborhood.

Rather than leaving fans to drive in from elsewhere and leave straight after the final whistle, the district aims to give them places to stay, eat and linger.

Fallon said at an East Bank Development Authority board meeting, “It may have been surprising to some that our anticipated groundbreaking is Q3 of ’27. … Unfortunately, it wasn’t a surprise to us.

“We have spoken with many stakeholders. We understand there are conditions that must be met on this site in order to produce a great event. … We feel confident that despite the construction going on at the time, which there will be, that we can accommodate the Super Bowl.”

Fallon said there had been a “slide” in the schedule from earlier plans to complete the hotel in early 2029.

No hotel partner has been shared. Michael Fallon said the company is still working through the design of the hotel, which then has to be prepared for a formal Design Review Committee submission.

Under the master agreement, there are several conditions that must be met by both Metro and Fallon in order for a deadline to be triggered on a groundbreaking for the hotel.

Metro is responsible for enabling the site with several pieces of infrastructure, while one of Fallon’s obligations is to provide proof of construction financing.

Fallon said, “We are primarily right now trying to finalize infrastructure. … One of the conditions that must be met for us to close in the parcel and really to finance and prices — we need to know exactly where tie-ins are for different locations of infrastructure.

“I think it’s important to note that there are [infrastructure] milestones and it starts the clock, but it’s not preventing us from doing all the things we’re doing. We’re moving ahead on all fronts.”
