The Dallas-Fort Worth metroplex suburb of Mansfield in Texas is spending $2.5 billion on a sports and entertainment district with an anchor tenant that plays in Major League Soccer’s (MLS) third tier.
Mansfield is building the Staybolt Street Entertainment District, a 100-acre development anchored by the new 7,000-seat stadium home to North Texas SC, the MLS NEXT Pro affiliate of FC Dallas.
The stadium hosted Team Czechia’s base camp during the 2026 World Cup.
The Texas Health Mansfield Stadium is owned by the city of Mansfield and operated by REV and FC Dallas, the MLS parent club of North Texas SC.
REV Entertainment is the events and facilities business created by the Texas Rangers.
They will collaborate on efforts to bring events and sports programming to the venue, including youth soccer and international tournaments.
Mansfield Stadium will anchor the new 100-acre Staybolt Street Entertainment District, which includes residential, retail, family entertainment, hotel, conference center and entertainment venues.
The broader district plans hotels, a convention center, retail, a boardwalk park, and more than 700 single-family homes.
David Lasday of Sportech said in a LinkedIn post that the stadium is functioning as a relatively low-cost centerpiece, something that draws people to the site consistently, while the real financial return is meant to come from everything built around it: hotels, retail, housing, a convention center designed to generate revenue on non-game days too.
That’s a different model than building around a marquee franchise. It bets that a smaller, cheaper anchor tenant can still generate enough consistent foot traffic to support a much larger surrounding development, as long as the district gives people other reasons to show up beyond match days.
The city is explicit about the goal: new tax revenue, visitor traffic, and year-round activity, not just the stadium itself. Worth watching whether a minor league soccer team is enough gravity to anchor a project this size, or whether the surrounding amenities end up doing most of the actual work.
