Wimbledon Grounds latest stadium to have homes

League One football club AFC Wimbledon is set to become London’s latest team to get a new stadium that will have hundreds of homes in the development.

Property developers Galliard Homes and housing association Catalyst housing, together in partnership have released the plans for 604 new homes at AFC Wimbledon’s new stadium, according to British media reports.

The development, named Wimbledon Grounds, will have a 10,000-seat ground along with retail units, fitness centre and residential units, out of which 400 will be for private sale, whereas the rest will be available for shared ownership as per Homes & Property website.

The first 114 homes, at Stadia Three, Wimbledon Grounds are now on sale in three seven-storey brick apartment buildings with shop space on the lower level. Prices for a one-bedroom flat of nearly 600sqft in this initial phase start from £425,000.

While 400 homes will be for private sale, the remaining 204 can be bought through shared ownership, meaning 30 per cent of the site will be classed as “affordable”, the property website reported.

The AFC Wimbledon stadium is not the only such scheme under way in London that will bring much-needed homes and convert the venue into a venue destination. An exclusive research with Homes & Property shows that 3,600 homes will be built by five clubs through stadium to residential conversions.

The study by property consultancy JLL shows that Arsenal, Tottenham Hotspur, Brentford, AFC Wimbledon and West Ham United account for this jump in housing stock. The current trend is for clubs to build new stadiums with dwellings in the development, explained JLL analyst Nick Whitten, reflecting the UK’s critical housing shortage.

“The need for new homes in the UK will continue to influence stadium developments. Although the majority of clubs that needed to expand have already done so, there are still some who are planning to build modern fit-for-purpose stadiums, such as Chelsea,” he told Homes & Property.
