Deadline for long-incubating All Net project

The All Net Arena project for the north end of Las Vegas Boulevard, which has been in the works for a long time, was given the final extension by the Clark County (in Nevada, US) commissioners recently.

March 31^st, 2021, has been set as the deadline for work on the project to get off the ground otherwise the brainchild behind the development – basketball player Jackie Robinson – will have to forget about the same.

All Net Resort and Arena is a planned entertainment complex in Las Vegas. The complex will encompass a resort hotel, retail and restaurant space, and a multipurpose indoor arena with a retractable roof.

The project spearheaded by former National Basketball Association (NBA) and University of Nevada, Las Vegas (UNLV) basketball player Jackie Robinson was granted a six-month extension by the board to complete multiple agreements for the development during its zoning meeting.

“We understand that staff’s recommendation of approval is subject to the condition that the development agreement, the performance agreement and the bond for the performance agreement are all completely finalized within the next six months,” stated Chris Kemper, who spoke on behalf of the project.

March 6^th, 2021, is the deadline for the agreements and bonding to be completed and if it is not done so the land use agreement for the parcel will expire. Also, construction on the project must begin within two years.

‘Now or never’

Commented Commissioner Tick Segerblom, “It’s time to fish or cut bait here. The north end of the Strip is really a golden opportunity; it’s really going to be hot in the future. If you can’t do this, let’s open this up so someone else can come in and take advantage of that property. I will reiterate … this is the last six months.”

Plans call for a 23,000-seat arena where it’s hoped an NBA team would play, 44-story and 63-story nongaming hotels, retail and conference space, a bowling alley and movie theater on the 27-acre site, the former home of the Wet ‘n’ Wild water park.

Wet ‘n’ Wild Las Vegas is a water park in Spring Valley, Nevada. The park is part of Village Roadshow Theme Parks’ Wet ‘n’ Wild chain of water parks located across the world. The park opened in May 2013 and is located at 7055 S. Fort Apache Road, southwest of the I-215 and Sunset Road intersection.

Plans for the project were unbolted in late 2013, but a hole dug into the large open space between the Sahara and The Drew hotel project is the only visible sign of progress and it is not even inching forward.

During the intervening time, T-Mobile Arena was constructed and has staged three seasons of Golden Knights National Hockey League (NHL) games, other sporting events and large acts.

Acknowledged Kemper, “We fully understand and appreciate the fact there have been delays on occasion in regards to this project. Some of those delays have been occasioned by circumstances and events outside of our control. There are others that are of our own doing.”

Snail’s pace

Despite the yawning delays on the project, Kemper insists those involved have been working their fingers through to get the project off the ground.

Kemper said Robinson paid over $60,000 last week to the engineering firm Kimley-Horn to work with Clark County to finalize the traffic and drainage studies tied to the project.

Added Kemper, “The developers are securing of a bond for the project with Viking Bond Service Inc.”

Andrew Diss, Vice-President, Governmental Affairs for the Sahara, requested March 6^th as the final deadline for whether the project moves forward or the whole idea should be given up.

Stated Diss in a meeting held in this regard, “We just ask that (date) to be the definite deadline. We don’t want to see continual approvals of this every six months, every year. It really puts a chilling effect on that parcel of land if there are other serious developers that are willing to come in and develop it. … It was given permission to move forward in 2014, and here we are in 2020 and no significant work has gone on.”
