The leading professional services firm Jones Lang LaSalle Incorporated (JLL) has been selected by the Keystone Group, a real estate development company, to provide leasing and stadium consulting services for the Eleven Park mixed-use sports and entertainment district in downtown Indianapolis (US). The development is anchored by a 20,000-seat multipurpose soccer stadium for the Indy Eleven USL professional soccer team.

‘JLL’ stated that the state-of-the-art stadium will feature views of the Indianapolis skyline and host other sporting and family entertainment events. Eleven Park will also contain 205,000 square feet of office space in a 16-story building on floors 7-16 with a parking garage on the first six floors. The downtown development will include 197,000 square feet of retail and restaurant space, a hotel, more than 600 apartments, public plazas with green space, and public parking garages.

The 20,000-capacity Eleven Park is a proposed soccer-specific stadium to be constructed on the site of the former Diamond Chain Company facility in Indianapolis, Indiana, United States. It would be the home of Indy Eleven, a professional soccer team that plays in the USL Championship.

Indy Eleven is an American professional soccer team based in Indianapolis, Indiana (US). Founded in 2013, the team made its debut in the North American Soccer League in 2014, before moving to the United Soccer League (USL) in 2018.

The North American Soccer League was the top-level major professional soccer league in the United States and Canada that operated from 1968 to 1984. It was the first soccer league to be successful on a national scale in the United States.

The United Soccer League (USL), formerly known as United Soccer Leagues, is a soccer league in the United States and Canada. It organizes several men’s and women’s leagues, both professional and amateur. The Men’s leagues currently organized are the USL Championship, USL League One, USL League Two, and the youth Super Y League. A new women’s league, the USL W League, began play in 2022. It is directly affiliated with the United States Soccer Federation and the United States Adult Soccer Association. The USL is headquartered in Tampa, Florida, US.

‘JLL’ further stated that once complete, the Eleven Park will be a vibrant live-work-play community year-round, providing significant economic development and community benefits to downtown Indianapolis and its surrounding areas.

According to JLL research, offices constructed in the past decade have grown to capture 14.1 percent of gross leasing. Tenants continue to target best-in-class assets, and office buildings delivered within the past three years are dramatically outperforming relative to previous cycles.

Additional highlights of the downtown development include an indoor 4,000-seat music and entertainment venue, rooftop bars, riverfront activation, and a connected walkway to The Cultural Trail and the rest of downtown Indianapolis.

To attract residents of all ages, Eleven Park will also feature an outdoor stage for free concerts, a kids play zone, a dog park, and public art. It will also be home to community events including a farmers’ market.
