The New Aloha Stadium Entertainment District (NASED) project team announced the execution of its first two agreements with the Aloha Hālawa District Partners (AHDP – responsible for maintaining the facility and the surrounding district) recently marking a major milestone in the redevelopment of the Aloha Stadium site in Hālawa, Hawai’i (US).

‘WT’ stated that the above two agreements officially authorize the dismantling of the existing stadium and the start of construction on the new, modern facility.

The New Aloha Stadium Entertainment District (NASED) project is a public-private partnership (PPP) to replace the aging Aloha Stadium with a new multipurpose stadium and redevelop its 98-acre site into a vibrant, mixed-use district in Hawaiʻi (US). The project includes a modern, smaller stadium designed for football, soccer and other events along with residential, retail, office, and hotel spaces aiming to create a lively community hub that celebrates Hawaiian culture.

The 50,000-capacity Aloha Stadium is a closed multipurpose stadium in Hālawa, Hawai’i (US), a Census-designated place that is a Western suburb of Honolulu. It is the largest stadium in the State of Hawai’i. As of December 2020, the stadium ceased fan-attended operations indefinitely and placed a moratorium on the scheduling of new events.

‘WT’ further stated that the Stadium Development and Operation Agreement details the AHDP’s rights and obligations to dismantle the existing Aloha Stadium and to design, construct, operate, and maintain the new facility before ultimately returning it to the state. The agreement calls for approximately one year to complete dismantling, approximately two and a half years to complete construction, followed by a 30-year operations and maintenance (O&M) term. The dismantling of the old facility is scheduled for completion by July 2026 with the new stadium projected to open in March 2029.

The second agreement, the Initial Ground Lease, grants the AHDP access to a portion of the outlying NASED site to facilitate dismantling and construction activities. The term of the lease matches the delivery phase of the Stadium Development and Operation Agreement.

In addition, on August 21st, 2025, the City and County of Honolulu issued the necessary permits for the AHDP to undertake the dismantling of the existing Aloha Stadium.

The State is contributing $350 million toward dismantling and construction costs. The new stadium will feature 22,500 seats with the ability to expand if additional funds are secured. The planned amenities include 10 luxury boxes. In addition to the University of Hawai‘i football the stadium will be designed with the flexibility to host soccer, rugby, concerts, the community events, and the other major gatherings.

The Stanford Carr Development has developed and built more than 5,000 homes and achieved nearly $2.0 billion in sales over its 31-year history in Hawaiʻi. Housing product types include the single-family homes, the low-rise condominiums and the town homes, the mid-rise apartment buildings, and the high-rise condominiums.

Now that the Stadium Development and Operation Agreement and an initial Ground Lease Agreement have been executed work will continue to finalize the remaining agreements. These are related to the real estate parts of the district and are expected to be finalized over the coming months.
