Fortuitous Partners are pushing ahead with plans to build a mixed-use development around Pawtucket’s Centreville Bank Stadium, the new home of Rhode Island FC.

Sports Business Journal said that the second phase of the Tidewater Landing project will be developed by Fortuitous in partnership with national real estate companies Wood Partners and Pennrose.

The project’s second step will deliver market-rate and affordable housing, as well as public amenities and commercial spaces near the stadium, which sits on the Seekonk River.

Rhode Island FC is an American professional soccer club located in Pawtucket, Rhode Island (US). The club debuted in the United Soccer League (USL) Championship in 2024.

The Ocean State club is set to officially open the world-class, 10,500+ capacity Centreville Bank Stadium when it hosts San Antonio FC on Saturday, May 3 in front of a sell-out crowd.

Rhode Island FC played their inaugural 2024 season at Bryant University’s Beirne Stadium.

Centreville Bank Stadium’s design left it open to the Seekonk River, which the club and its owners plan to activate on match days and for other events hosted at the 10,500-capacity venue.

Having residents on both sides will help those efforts and Fortuitous Partners founder and partner Brett Johnson has mentioned in the past plans to build a pedestrian bridge crossing the river.

Wood Partners will develop two residential buildings, one on each side of the river just south of downtown Pawtucket.

The east side building (across the river from the stadium) will be developed first and include roughly 300 market rate units, while the west side building next to the stadium will have 250 units and commercial space fronting the new stadium plaza and riverfront.

Atlanta-headquartered Wood Partners owns more than 80 properties nationally, representing more than 25,000 units.

And Penrose will develop 72 mixed-income housing units on School Street on the east side of the river, across from the stadium. That project is being reviewed for state and federal tax credit funding through Rhode Island Housing.

Located in downtown Pawtucket, the birthplace of the American Industrial Revolution, the new state-of-the-art venue will not only provide a year-round hub of sports, entertainment and community events, but also serve as a gathering place for the broader New England region.

Fortuitous Partners first broke ground on the stadium site on August 12, 2022. The momentous occasion ignited the start of the largest private capital investment in any Rhode Island development in over a century.

Two months later, the Ocean State’s only homegrown professional sports team unveiled its identity, colors and crest.

On June 14, 2024, Fortuitous Partners and Rhode Island FC held a “topping off” ceremony to celebrate the final piece of structural steel being raised and installed at the new stadium.

Centreville Bank Stadium is part of a larger public-private partnership in downtown Pawtucket which will include housing, restaurants, retail stores, and recreational amenities.
