Fenway Sports Group moves forward with Fenway Corners master plan Image: Fenway Sports Group

Fenway Sports Group is pushing ahead with the first phase of a major redevelopment around Fenway Park in Boston.

The development would see a new seven-story office building on Lansdowne that could serve as a headquarters for both Major League Baseball’s (MLB) Boston Red Sox and their ownership group.

Fenway Park is a ballpark located in Boston, Massachusetts, less than one mile from Kenmore Square. Since 1912, it has been the home field of Major League Baseball’s (MLB) Boston Red Sox.

Archpaper said the new 250,000-square-foot office building will be the new Boston Red Sox and Fenway Sports Group headquarters.

It would be developed on what is currently a parking garage, kicking off phase 1 of the $1.6 billion Fenway Corners master plan.

Morris Adjmi Architects, Jaklitsch/Gardner Architects, and Gensler have shared renderings at a public meeting of Fenway Corners phase one, Fenway Corners North.

The design team said that the goal for Fenway Corners North is to celebrate and embrace the grit and grain of the area. They also want to ensure the neighborhood doesn’t become a “sports theme park.”

A 2-story passageway connected to Fenway Corners North is planned to connect with another, future building over the Massachusetts Turnpike as part of the development. This would create a new pedestrian connection between Lansdowne Street and Kenmore Square.

For decades, the Red Sox and FSG have based their operations within Fenway Park itself, along with rented space nearby.

A Fenway Corners spokesperson said that moving out of the ballpark would give them more modern space, while also opening more of Fenway Park for fan amenities.

The renderings show a red brick building with exposed steel elements. On the side facing the park, the office’s facade steps back allowing for outdoor terraces on some floors.

The building would stand 129 feet tall, high enough to be visible above the ‘Green Monster’, as Fenway Park is known, and make it even harder to hit a ball clear to the Turnpike.

The famous Citgo sign will still be visible from many vantage points in the park.

Development would take place over 2½-years with construction slated to begin in mid-2026, and complete by the end of 2028.

Fenway Sports Group (FSG) owns the Boston Red Sox and was founded by John Henry. It also owns Liverpool Football Club, Pittsburgh Penguins, New England Sports Network (NESN), and other assets.
