The new Wildpark Stadium in Karlsruhe, Germany, was inaugurated with a lot of pomp and hue in July 2023.

‘SWR’ stated that the opening match between the 2. Bundesliga team Karlsruher SC (Germany) and the Premier League team Liverpool F.C. (UK) at the Wildpark Stadium was a huge spectacle.

The 34,302-capacity Wildpark Stadium, currently known as the BBBank Wildpark for sponsorship reasons, is a football stadium located in Karlsruhe, Germany. It is the home of the 2. Bundesliga team Karlsruher SC.

Barely two-and-a-half years have passed and defects in the roof of the above venue stare the City Council in the face.
 

Defects Galore

As per sources, there have been lot of differences between the construction company Zech Sports GmbH and the City since the stadium’s completion.

Düsseldorf (Germany)-based the ZECH Sports GmbH is a subsidiary of the ZECH Hochbau AG and ranks among the most renowned and successful construction companies in Germany within the sports venue and events sector. Throughout its history the company has planned and constructed over 20 sports and event venues worldwide.

Stuttgart (Germany)-based the ZECH Hochbau AG is one of Germany’s leading construction companies in the field of turnkey building construction. Its core capabilities encompass the planning, realization and operation of the major projects.

During the final inspection of the new Wildpark Stadium in Autumn 2023 the City reportedly identified around 6,200 defects. These included many minor issues such as the wrongly installed baseboards and the bolts used in the roof structure. Some of these already need to be replaced because they are at a risk of rusting.

‘SWR’ further stated that in total, more than 500 bolts were used in the roof structure of the Wildpark Stadium. During inspection, it came to the fore that some of the roof bolts were not galvanized properly or not galvanized at all and, therefore, not adequately protected against corrosion. A team of experts from the City and the construction company Zech was commissioned to examine the problem at close range.

The Result: The roof bolts with or without insufficient galvanizing will have to be replaced. The bolts with liberal amount of zinc coating but showing signs of corrosion will be examined further and replaced if necessary. According to the City, there is no immediate danger to the structure. Currently, two bolts have already been replaced.

In a final agreement between the City of Karlsruhe and Zech Sports GmbH a decision has been arrived at that for the moment “No load-bearing capacity problems will crop up until the planned start of the renovation in Summer 2026.”

As per a statement sent out by the Karlsruher SC, “As the tenant we were not involved in the negotiations between the City and Zech but was informed by the City about the roof problem.”

Maintained Michael Becker, Spokesperson for the management of Karlsruher SC, “The City of Karlsruhe has informed us that there has been no security issue in the BBBank Wildpark and even now there is no issue as such.”
 

Bolt Replacement

The renovation work of the Wildpark Stadium is scheduled to take place during the Summer break of 2026, three years after the completion of the multimillion-euro project. If this timeframe is not enough the remaining work will be completed a year later during the Summer break of 2027. Further, the quality control checks are also being planned.

The final agreement, which is now to be approved by the City Councilors, states that the Zech Sports GmbH must bear the costs of the renovation and also foot the bills of the experts brought in for the purpose.
 

Out-of-Court Settlement

The City of Karlsruhe and the Zech Sports GmbH locked horns over the amount of the final payment and the other financial claims. The construction company demanded €3.17 million, a sum that remained outstanding after the completion of construction. The City, however, considered that a claim of only €1.4 million was justified. Following negotiations, Zech’s monetary demands were reduced to approximately €378,000 and the City’s to €455,000. Both parties intend to reach an out-of-court settlement.

In a presser convened, the City stated that all of the 6,200 defects mentioned has been rectified barring the roof bolts problem. In the presence of Christopher Kämereit, Managing Director of Zech Sports GmbH, Karlsruhe’s Mayor Frank Mentrup (Social Democratic Party [SPD]) the City emphasized that the cooperation was based on a high degree of trust. This also included the mutual waiver of the remaining financial claims as a result of the negotiations.

According to Christopher Kämereit, Managing Director, Zech Sports GmbH, the measurements are being taken of the roof structure to determine the zinc thickness – “So far, no significant reduction in the zinc alloy thickness has been detected. Given the conflicting accounts, the true extent of the problem with the supposedly substandard roof bolts and the replacement already scheduled, as outlined in the town Council’s proposal, remains unclear.”

The City of Karlsruhe made an upfront financial investment in the construction of the Wildpark Stadium. A lease agreement stipulates that the Karlsruher SC must repay the City the more than €100 million spent on the stadium structure. The repayment would take over 50 years. The critics have warned over the years that the City will be left with millions in costs. They argue that the need for renovations will be enormous even before the repayment period expires and the costs will spiral out of control.
