The final design for the redevelopment of the Arezzo City Municipal Stadium in Italy has been revealed.

The stadium will become the home of Società Sportiva Arezzo, an Italian football club based in Arezzo, Tuscany. The club was formed in 1923 and currently plays in Serie C, the third tier of Italian football.

The expected capacity is 12,506 seats, all covered, with an overall estimated cost of approximately €28 million, entirely borne by the Amaranto company, with completion of the works scheduled for 2030.

SS Arezzo said this project marks a turning point in the national landscape: it will be the first Italian stadium developed in compliance with the regulatory framework of the new Stadium Law and will adhere to the most recent guidelines regarding safety, sustainability, and performance standards.

The new venue will be built on the site of the current City of Arezzo Stadium, which was originally opened in 1961.

The demolition and reconstruction of the two curves and the Maratona Stand are planned, while the central stand will be subject to redevelopment.

Construction will be carried out in three phases, with the central stand remaining in use during the works, allowing home games to be played and for fans to continue to support the team.

As part of the redevelopment the pitch will be moved closer to the spectators and the athletics track will be removed. The playing field will be repositioned closer to the main stand and the new stands.

The new stadium will be equipped with high-efficiency systems, LED technology, and a 1.3 MW rooftop photovoltaic system for self-generation of electricity.

The creation of a Renewable Energy Community is planned, with environmental, social, and economic benefits for the city: a sustainability model aligned with the Minimum Environmental Criteria and LEED/Envision protocols.

Thanks to the ability to collect and reuse rainwater and graywater, sustainable water management will be ensured.

The project is not limited to the sports function: it creates a multidimensional civic space, where open spaces, a new public plaza, cycle/pedestrian paths, and urban services intertwine with the city’s daily life.

There will be refreshment areas, a food hall and a panoramic restaurant on the first floor, open year-round to residents and visitors; skyboxes and hospitality areas for businesses, partners, and institutions; offices and private services; spaces for cultural, social, and corporate events, accessible 365 days a year; green areas and an urban plaza for public activities and leisure.

The construction project will last approximately five years, divided into four phases, ensuring the stadium’s usability throughout the entire period. Construction is scheduled to begin in March 2026, with completion expected in 2030.

Arezzo Mayor Alessandro Ghinelli said, “The new stadium will be the home of Arezzo and its fans, but also a vibrant, open, and integrated space within the city, capable of generating relationships, culture, and new economic opportunities.”

SS Arezzo President Guglielmo Manzo said, “The new venue will be a symbol of growth, sustainability, and identity. A project that will not burden the club, but rather will strengthen its foundations. I am convinced that something important will be born in Arezzo, and that we will do it together, with responsibility, vision, and pride. Forza Arezzo.”

Architect Carlo Antonio Fayer, who coordinates the design team of M28 Studio, SPSK Studio, and SPERI added, “This stadium was created together with its fans, through an ongoing dialogue that guided choices, spaces, and functions. It wasn’t a formal consultation, but a real process, made of discussion, listening, and shared planning.

“The stands, the pathways, the acoustics, the meeting places: here, every choice was filtered through the real life of those who support the fans and the city. The stadium won’t just light up on match day. It will be open every day, all day, all year round. It will be a place for sport, of course, but also for culture, study, work, and meeting.

“We believe this approach represents a model for the new generation of Italian sports facilities: rooted in the local area, sustainable, participatory, built around the people who will use them.”
